What is New Home Zone?
New Home Zone is a completely new concept for Gloucester and the surrounding area. It is a completely separate department within Cotswold Conveyancing Centre dedicated purely to act on behalf of buyers of "new homes" from builders. Cotswold Conveyancing Centre being the residential conveyancing division of Langley Wellington which is a large and long established firm of Solicitors in Gloucester.
New Home Zone understands the requirement to meet the stringent deadlines expected by developers and they have the drive and experience to do this.
New Home Zone have relationships with specialist financial advisers who have extensive experience working with developers and their purchasers.
We are currently helping buyers on 28 developments for 9 Builders!
Once you have viewed your Plot and paid your reservation fee the Sales Office will advise you as regards "timescales".
Whenever an offer is accepted by a Builder/Developer, the Builder/Developer will require and exchange of contracts within 28 days or you will risk losing a reservation deposit.
Cotswold Conveyancing Centre's New Home Zone specialises in working with Developers and their legal departments to ensure there no delays and that the builder's timescales are met.
- New Home Zone Gains and Benefits
When you ask to purchase through our New Home Zone we will:
1. Provide a full Contract Report on all the documents we receive from the Developer.
2. Advise you on all Planning and Building Regulations and any New Build Conditions.
3. Deal with your lender/mortgage provider and advise you as regards conditions for re-inspections.
4. Advise you as regards your New Build Guarantee.
5. Provide you and your developer with regular updates as regards the position of the transaction.
6. Ensure that any timescales for legal work/searches and enquiries are dealt with as fast as possible.
Andy is our Centre Manager and the Business Development Manager of Langley Wellington. Andy established “Cotswold Conveyancing Centre” in 1998 to offer clients a dedicated residential conveyancing service. Andy is one of our most experienced conveyancers.
- How much will you charge me?
We offer you an exclusive and very competitive fixed price conveyancing package to include all legal fees, VAT, Land Registry fees, searches, fees for acting for your mortgage lender (if applicable) and fees for completing and submitting a Land Transaction Return on your behalf to the Inland Revenue. We will confirm our “All Inclusive” fee to you immediately you have instructed us to act for you.
NO!
We will act for you on a "no move - no solicitor fee" basis so that if you do not complete your purchase of your "New Homes" for any reason we will not send you a bill.
YES. We will ask you to pay £100.00 to us straight away so that we can apply for the search on the property. You can pay this to us in cash or by cheque or if you want to you can also pay by credit/debit card.
- Who will be looking after me?
Cotswold Conveyancing Centre's New Home Zone, indeed the Centre itself, does not operate in teams like many other dedicated conveyancing practices. Your property transaction will be handled personally by either Becky Motherwell, Andy Moston, Pat Milton, Sharon Cleveley, or Vickie Hudson.
- Do i have to spend a long time waiting for you to answer the phone?
NO! You will be able to telephone your conveyancer on her direct line telephone number or by email if you wish.
- Do i have to come and see you?
NO! But we are always happy to see you! Normally everything can be done in the post but if we don't have enough time sometimes you might have to come to our offices to sign the contract so that we can achieve any deadline date for you to exchange contracts.
We will do all that we can to make sure that you are able to exchange contracts to buy your "New Home" by any deadline dates given by the Builder.
- Will you let me know how things are going?
YES! We will update you and the Builder throughout the transaction so that you both know what is going on from the time that you make your reservation to the time that you complete your purchase of your "New Home".
New Home Zone is available Monday to Friday from 8am - 7 pm, Saturday and Sunday 9am - 1pm (a mobile answering service being available).
